  • What are your management fees?

    We keep it short and simple with only 3 fees associated with our services:


    1. 10% monthly management fee. This includes the labor cost for any handyman scope of work type projects
    2. 50% of the first months rent for placement. This includes marketing, doing all the showings, screening and leasing for a vacant unit
    3. 10% Project Management on any jobs over $2500. This includes a daily visit to the job by our project manager to make sure the crew is staying on track, meeting our standards with the quality of their work and also a video of the progress and completion. 
  • What sets your team apart from other Management?

    We are also fellow investors for over 16 years and understand all aspects of real estate investing strategy. We have structured our business to manage your properties the exact same way, with the exact same systems as we manage our own. We are not here to nickel and dime you as our goal is for you to grow and partner with us through the growth. We also display by offering free labor for all your handyman maintenance which most other competitors will charge you a service call fee, hourly labor, or a markup on subcontractors. We understand the end game of investing and have your best interests at heart and show that through our services. 


  • What areas do you service?

    We service Lake, Porter and LaPorte County Indiana

  • How do you pay owners?

    We do disbursements twice a month. The 15th and the last day of the month. We do it this way, because we understand the importance of receiving your profits in a timely manner! We also, like most other management companies, do not hold your disbursement for 30 or even 45 days... when you get paid on the 15th, you are getting paid for rent from THAT MONTH!

  • Do you charge a lease renewal fee?

    No, we do dont. Unlike most other management teams we do not charge this fee. You pay a one time placement fee. 


  • Do you charge an onboarding fee when transferring existing residents over to our management?

    No. Again, we aren't here to nickle and dime you. So, this is just a courtesy of our team to help make it a smooth transition
